The UK’s healthcare real estate sector has seen a surge in interest from both UK and overseas investors attracted to its strong fundamentals: demand underpinned by an ageing population with increasingly complex care needs, a consolidating private-sector operator landscape, and an opportunity for sustainable, long-term, needs-driven cashflow. Investment volumes have been steadily increasing since 2016 yet during that period much of the real estate market consider it to be an alternative asset class. Given that the UK health and social care sector now has an annual expenditure in excess of £220bn and accounts for 11.5% of national GDP and supplies comprehensive care from cradle to grave through both public and private provision the range of related real estate opportunities would suggest it is now part of the mainstream.
