Embracing a strategically pivotal corner that connects Spinningfields’ commercial heart to the city’s civic quarter, the redevelopment by The Worthington Group of 123-127 Deansgate represents one of the most significant projects for many years within this historic part of Manchester.
The £90 million development comprises 118,000 sq ft of “Grade A” office space and 12,100 sq ft of flexible retail space over 12 storeys. The internal column free floor plates and a BREEAM “excellent” rating provide tenants with flexible and efficient accommodation. After securing a £45 million loan facility from three public funds, the development is progressing on a speculative basis and is due for completion in Summer 2019 at a point in the cycle when no alternative new schemes will be available, providing a litmus test on the state of the occupational market.
Russell Worthington will provide the first of two proposed site visits to explain the ethos and background to the development and a briefing on the mechanics and role of the North West Evergreen Fund in acting at a catalyst for development.
